Services & Fee schedule

Our fees are competitive and we give good value for money and if required, a tailor made service to meet our Landlords’ individual needs. Please see below the outline of the services we can offer:

Tenant find & introduction only service

This Service allows you to use our Marketing and Referencing facilities and is best suited to experienced landlords wanting to manage their own property after the tenant has been found, vetted and all relevant agreements signed.

  1. Rental Valuation
  2. Market the property and advertising via the internet, social media and other suitable forms of advertising
  3. Identify suitable Tenant(s) for the property at the agreed rental figure.
  4. Obtain a hold deposit equivalent to one week’s rent
  5. Obtain references in respect of any prospective Tenant, and Guarantor where applicable
  6. Prepare the appropriate Tenancy Agreement and Legal Notices
  7. Arrange for a professional Inventory and Schedule of Condition to be prepared (price dependent on size of property)
  8. Arrange for a professional “check in” to be carried out upon Tenant moving in (price dependent on size of property)
  9. Collect one (first) whole month’s rent and deposit (total of 5 weeks rent less hold deposit)
  10. Set up Standing Order/regular bank transfer for all future payments direct to Landlords
  11. Place the tenant’s deposit in a secure government bonded account on behalf of Landlord
  12. Notify tenants accordingly within the statutory 30 days under the terms of the Tenancy Deposit Scheme where their deposit is being held.

Once the tenancy has commenced, the Landlord will be responsible for all dealings with the Tenant(s) throughout the Tenancy including any maintenance issues/rental disputes. David Webb Residential Lettings will provide a check out service and report if requested to do so by The Landlord. As per our tenancy agreement, the check out report is paid for by the tenants.

Full management

This service is the package for Landlords requiring peace of mind that all aspects of the rental and management of their property will be handled by the Agent. The Landlord need have no direct contact with the tenant if preferred. In addition to the services listed above under “Tenant Find & Introduction” and “Tenant Find, Introduction & Rent Collection” the Agent will, in the course of this service, carry out the following:
Inform all utility companies, Water company & local Council of tenant details (limited to name and tenancy start date), and advise of meter readings

  1. Arrange and undertake inspections  by negotiation
  2. Provide quotes if required for any minor/major works required to the property
  3. Arrange and effect repairs and maintenance as per Landlord instructions
  4. Liaise with tenants on all issues relating to the property
  5. Communicate with any third party regarding neighbour disputes
  6. Negotiate renewal of tenancy as necessary
  7. Organise check out of tenants
  8. Deal with return of deposit and any deposit disputes

12% OF MONTHLY RENTAL INCOME inclusive of vat

Regulatory Bodies

David Webb Residential Lettings are members of the property redress The Property Ombudsman Scheme (TPOS) ( and National Landlords Association. We have ‘client money protection’ with CMP (Client Money Protect Reg.Number CMP005927)  and all client’s monies are kept in a ring-fenced segregated client’s account with HSBC Brighton. The DPS (The Deposit Protection Service) is a designated deposit protection scheme approved under the provisions of the Housing Act 2004. We are registered with the appropriate authority in accordance with the Money Laundering Regulations 2007. So you can therefore be sure our procedures, advice and protection of your money are professional and thorough.
